Well me and the wife decided couple of months back that we are tired of renting and that its time to build a new home, closer to where my work is moving to!

So for the last 3-4 weeks we have been looking at display homes and found the one we want and the one we can afford.

So contacted brokers etc and put an application in yesterday. Well already got a response today to confirm we now have pre-approval for the land (still waiting on pre-approval for the house). IM SO FKN HAPPY! :D

Sunday we are going to the land sales office in Wallan (which is where we are building) and going to put a holding fee down on the block we want and it all starts from there!

congrats bud, i want to own a piece of land and build my own home on it but with being unable to get credit (never had credit) it is a dream that i doubt will ever come to fruition however i do congradulate you for being able to gte out from underneath the slum lord jackboot :D
 
That's totally AWESOME bud.....Wallan is only 15 mins down the road from me.....cool..
Since your up this way on sunday.....better bring ya cars with ya...

Congrats m8 theres nothing like owning your own home rather than paying off someone else's mortgage, Do you need a removalist ? I run a small removals company based in bundoora i think 15 20 min from wallan let me know ? Hope everything works out

thats fellas, much appreciated. im so pumped, didnt think i was going to get approval but its looking much better now, its only pre approval, bank still needs to see contact for land but its very promising.

lr i hope things turn around for you mate, over here as long as you don't have a bad credit rating your should qualify for some kind of loan, but if you got bad credit rating no one will touch you.

ross thanks mate, im on a tight time frame this Sunday so wont be able to come down but I will organise a weekend at your house maybe later this month, let me know what days you are free.

thats just it bud NO cedit is the same or worse than bad credit i have even been turned down for the va guarunteed home loan LOL. i am hoping though that if i can save up some cash i might be able to find someone willing to do owner carry financing :D.

Big step forward for you and the wifey. Congrats. remember. with home ownership, comes ALOT of stresses, it will do you Both very well to remember, its part of the game, and not to beat each other up too bad about the poop thats going to happen between getting the land and actually sleeping in it for the 1st night. be good to eachother, cuz if your not, the stress can be killer.


at any rate, its a great investment for you both. and as long as you don't let the build process stress the hell out of you, its a great feeling owning your own place.

I specialise in renovating listed buildings here in Scotland..got a few under my belt now..and I've always wanted to visit OZ.

A friend of mine has a daughter in OZ and they have just finished building 6 large buildings ( somewhere I cant remember the name of)..near the flooded area but they were up on high ground so all was ok for them.


Are you going for a self build or getting somebody in to build it for you??
 
thanks everyone for the kind words. Timmah thats an excellent bit of advice mate, and something that has concerned me already, so yeah I will keep that in mind, much appreciated.

wezg the builder is going to be dennis family, thanks for the offer but being our first home we are going to go with a big company, maybe down the line though.

ross went well on the weekend. put a grand down to hold the land until this weekend until i get my pre appoval letter for land then will go in with 5% deposit and and put it on the land.

still waiting for pre approval though for the build, should come in today/tommorow, if thats good then im going to be as happy as a pig in sh*t, if it gets knocked back then we are stopping everything, no point buying land and having no money to build on it!

positive thinking though ;)
 
well i know one 5% of a block of land in Wallan :lol:

went down on sat and paid the required 5% deposit. Block isnt set to title until September (not including delays) so now there's nothing to do but play the waiting game :D
